What is included in the starting specification?
A real timber structure, carefully designed thermal and moisture protection, and a practical interior base fit-out. Brands, models, quantities, colours and layouts may vary; the technical appendix to your written quote always defines the final scope.
Structure & protection
Kiln-dried, planed timber frame with structural timber elements where shown on the plans. Protective underside sheet, plywood floor base, breathable and vapour-control layers, and mineral-wool insulation.
Roof & finishes
Standing-seam metal roof, heat-treated timber and metal cladding, natural-looking pine interior lining, laminate flooring and moisture-resistant bathroom wall finish.
Windows & doors
Well-insulated PVC windows and entrance door arranged to suit the model, plus an internal sliding door and the insect screens included in the calculation.
Water & bathroom
Internal water and wastewater pipework, electric water heater, washbasin, taps, shower tray and enclosure, toilet and bathroom extraction.
Electrical, heating & cooling
Internal electrical system and distribution board, switches, sockets, basic lighting and exterior lights. Electric underfloor heating and a modern 2.5 kW heat-pump air conditioner designed for heating are included.
Kitchen & furniture
Starter kitchen cabinetry with sink and tap, bathroom storage and a simple timber ladder in models with a loft. Appliances are not included in the starting specification.
